I like to say being a real estate agent, we aren’t saving lives, but we do have the ability to change lives.
We change the lives of our clients and we can change our own lives.
Very few people grow up thinking they want to become a real estate agent. It’s often a second or third career for many people.
Becoming a real estate agent isn’t difficult, but becoming a successful real estate agent takes more work than meets the eye.
1. Acknowledge That Real Estate is a Job
The number one mistake most new real estate agents make is not treating their new career like a job.
Sure you get to be your own boss and set your own hours, but you need to have some structure to your day.
Treat your business, like a business.
Set up a separate bank account for your business expenses and taxes. More real estate agents get into tax trouble because they don’t withhold what they owe in taxes in a separate account.
Be intentional about your activities. Ask yourself, “Is this activity helping to grow my business?”
If the answer is “No,” then stop doing it and move on the an income producing activity.
Have a written “To Do List” every day. There is something about seeing the activities that makes you get them done.
It could be the joy of checking off each item as they are completed, but there is power in writing down your goals.
Get up every morning, get dressed and attack your “To Do List.” It’s too easy to lounge around in your comfy clothes all day. You have a different attitude when you have real clothes on.
Put yourself on a schedule. Know when you are going to make calls, when you’re going to preview property, when you’re going to meet with clients.
Time blocking is extremely helpful for staying focused and getting things done in a timely manner.
2. Be Consistent
Nothing worth having comes easily, or so they say.
Know upfront that becoming a success at real estate is going to take some time. It could take you four to six months just to get a client, let alone go to settlement.
So many new agents get out of the business quickly because they give up too soon.
Becoming a successful real real estate agent takes being consistent with your activities.
That means calling and emailing prospects numerous times, even when they don’t respond. Don’t make the assumption that they are tired of hearing from you.
Just make sure you are calling or emailing to give them information that is important to them.
It’s important to understand that you will get tired of doing the same activities over and over again. But these are the activities that will generate business in the long run.
Consistency is the key to success.
- Continue to let people know you are a real estate agent
- Make the phone calls
- Attend the networking events
- Write your daily personal notes
- Hold the open houses
- Sit for floor duty
- Ask for the business
- Do the work
You’re in this for the long haul, not to be a one-hit wonder.
3. Ask for Help
Every agent has been in your shoes. No matter how successful they may be, they were once a new agent.
If you don’t understand something, don’t be afraid to ask for a more detailed explanation.
That’s what you broker is there for. Or you could ask other agents in your office.
You may feel intimidated about asking a “dumb question,” but it’s worse to walk away from a situation not understanding what just happen.
So ask the question.
As a new agent it is important to affiliate with a broker that offers extensive training.
What you learned in your pre-licensing class has very little to do with what happens in a real estate transaction.
Ask experienced agents in your office if you can shadow them on buyer consultations, listing presentations, open houses and home inspections.
See first hand how they handle the questions and objections asked by their clients and prospects. This is invaluable real world training.
Every real estate transaction is different, so there is always an opportunity to learn from each of them.
One of the best parts of being a real estate agent is that you never stop learning how to better communicate with your clients, manage your business better and having smoother transactions.
